Commercial Exterior Cleaning FAQ

Property managers, HOAs, and business owners across The Woodlands trust us to keep their properties looking professional without disrupting business. Here are answers to the questions we hear most from commercial customers. If you don’t see your question here, call us at 281-626-8234 anytime.

How much does commercial pressure washing cost in The Woodlands?

Commercial pricing depends on the property type, square footage, and surfaces involved – a small storefront, a multi-level parking garage, and a large apartment community are all priced differently. We provide a free walkthrough or phone assessment and give you a clear, written quote before any work begins, so there are no surprises on the invoice. See more on our commercial pressure washing page and our detailed commercial cost guide.

How often should a commercial property be pressure washed?

It depends on the property type and how much foot or vehicle traffic it gets. Retail storefronts and restaurants typically look best cleaned monthly to quarterly, office buildings and apartment communities every 1-2 months for common areas, and parking lots/garages 2-4 times a year. We’re happy to set up a recurring schedule that fits your property and budget. Visit our commercial services hub for the full range of what we offer.

Do you offer after-hours or overnight commercial cleaning?

Yes – this is one of the things that sets us apart. We regularly clean retail stores, restaurants, and office buildings after close or before open, so your customers and employees never see a crew working and there’s zero disruption to business. Just let us know your hours and we’ll build a schedule around them. Learn more on our After-Hours Commercial Pressure Washing page.

Are you insured, and can you provide a certificate of insurance (COI)?

Yes, we’re fully insured with commercial general liability coverage, and we’re happy to provide a certificate of insurance (COI) naming your property or property management company before we start work. One thing worth knowing when you’re vetting any vendor: general liability insurance covers accidental damage caused during a job (a hose damaging a fixture, for example), but it typically does NOT cover workmanship issues, like a rushed job that leaves streaks or missed spots. That gap is where a lot of people get burned without realizing it. We carry the coverage AND stand behind our work directly – if you’re not satisfied with any area we cleaned, let us know and we’ll come back and make it right at no extra charge.

Do you offer recurring maintenance contracts for commercial properties?

Yes, recurring contracts are exactly what most of our commercial customers set up. Whether you need weekly, monthly, or quarterly service, we’ll put together a maintenance schedule so you never have to remember to call – we handle it and keep your property looking sharp year-round.

What is dumpster pad cleaning, and how often is it needed?

Dumpster pad cleaning removes the grease, food waste residue, and staining that builds up around commercial trash enclosures – it’s a common source of odor and pest complaints. Most restaurants and retail centers need it monthly to quarterly depending on volume, and we use degreasing agents and pressure washing to actually break down the buildup, not just rinse it around.

Do you handle multifamily and apartment community common areas?

Yes. We work with property managers and owners on breezeways, walkways, building exteriors, dumpster corrals, and parking areas across apartment and townhome communities. We can schedule around move-out/make-ready turns or set up a recurring property-wide maintenance plan, whichever fits how your community operates. Learn more on our commercial services page and our dedicated apartment & multifamily page.

Can you clean parking garages and structured parking?

Yes, including multi-level parking garages. Oil staining, tire marks, and grime buildup on structured parking are different from a flat surface lot, and we clean them to help with slip reduction and to prep surfaces for restriping. This is typically done overnight or during low-traffic hours to avoid blocking tenants or customers. See our dedicated parking garage cleaning and parking lot cleaning pages.

Do you work with HOAs and community managers?

Yes, we regularly work with HOA boards and community managers throughout The Woodlands and surrounding areas on common-area amenities, entry monuments, sidewalks, and community buildings. We can work directly with your management company on scheduling, invoicing, and any documentation they need.

Can you provide a W-9 to become an approved vendor?

Yes, we can provide a W-9, certificate of insurance, and any other paperwork your vendor onboarding process requires. Just let us know what your property management or procurement team needs and we’ll get it over to you.

Do you offer bid or proposal pricing for multi-site contracts?

Yes. If you manage multiple properties, we can put together a single proposal covering all of your sites with consistent pricing and one point of contact for scheduling and invoicing, instead of juggling separate quotes for each location. Check out our commercial services overview for the full scope of what we cover.

What areas do you serve for commercial pressure washing?
