Our Parking Lot Cleaning Process
Surface Clean the Field
Surface cleaner covers the full field for an even, stripe-free finish.
Edges & Detail Work
We detail edges, curbs, and stalls the surface cleaner can’t reach.
Rinse & Clear Debris
Rinse all dirt and debris away from the property.
Post-Treat & Protect
Post-treat kills organic growth and lifts gum and oil stains at the root.
Timeframe: lots are typically done overnight or same-day depending on size.
Surface Clean the Field
The field is cleaned with a rotary surface cleaner, run on cold water. The spinning head covers the surface evenly instead of leaving the stripe or zebra lines a hand wand leaves behind.
Edges & Detail Work
Curbs, stalls, and corners the rotary head can’t reach get finished by hand with a wand, so nothing along the perimeter or between striping is missed.
Rinse & Clear Debris
Loose dirt and debris are cleared out of the lot entirely, not just rinsed across it. Left in place, that debris settles right back into the surface pores as it dries.
Post-Treat & Protect
A soft wash solution is applied to break down gum, grease, and oil residue, and kill organic growth at the root, so the lot stays cleaner longer.
Built For Commercial Work

A dirty lot is the first thing every customer and tenant sees. Gum spots and oil stains read as neglect long before anyone reaches your front door.
Our industrial equipment runs high volume at controlled pressure, which cleans concrete faster and more evenly than rental-grade machines.
One pass of our surface cleaner takes concrete back to its original color. The before and after here is a single visit.
We service lots on recurring schedules so the property never slides back to the before photo.

Quick Answers
Can you wash the lot without shutting down our business?
Yes. Lots are normally cleaned overnight or in sections so traffic keeps flowing and no bay is closed for long. See after-hours commercial pressure washing.
Do you remove oil spots, tire marks, and gum from asphalt and concrete?
Yes. Oil and grease get a degreaser and dwell time before the surface pass. Gum is a separate step, covered on sidewalk gum removal. Fuel islands and heavy grease are on forecourt degreasing and dumpster pad cleaning.
How often should a commercial parking lot be pressure washed?
Retail centers commonly run quarterly, with entrances and high-traffic lanes done more often than the outer rows. Cadence by property type is on how often to wash a commercial property.
Do you clean the storefront and sidewalks along with the lot?
Yes, and that is the usual scope. See storefront and entryway cleaning and parking garage pressure washing. Pricing is on commercial pressure washing cost.
