Surface Clean the Field
The field is cleaned with a rotary surface cleaner, run on cold water. The spinning head covers the surface evenly instead of leaving the stripe or zebra lines a hand wand leaves behind.
Edges & Detail Work
Stalls, drive lanes, and corners the rotary head can’t reach get finished by hand with a wand, so nothing along the perimeter is missed.
Rinse & Clear Debris
Loose dirt and debris are cleared to the drainage system on each level, not just rinsed in place. Left in place, that debris settles right back into the surface pores as it dries.
Post-Treat & Protect
A soft wash solution is applied to break down oil and tire mark residue, and kill organic growth at the root, so each level stays cleaner longer.

Where does the water go on a garage deck?
We work with the deck drains that are already there and keep the wash path moving toward them, so water is not pooling on a level or sheeting down a ramp onto the cars below.
Do you remove oil drips, tire marks, and the black stripe down the ramps?
Yes. Drip lines and ramp traffic marks get a degreaser and dwell time before the surface cleaner pass. It is the same grease work we do on dumpster pads and fuel forecourts.
How often should a parking garage be pressure washed?
Once or twice a year for most structures, with entrances, stairwells, and elevator lobbies done more often. Cadence by property type is on how often to wash a commercial property. We also clean surface lots and storefronts.
