Our Patio Cleaning Process
Surface Clean the Field
Surface cleaner covers the full field for an even, stripe-free finish.
Edges & Detail Work
We detail edges, steps, and joints so nothing gets missed.
Rinse & Clear Debris
Rinse all dirt and debris away from the work area.
Post-Treat & Protect
Post-treat kills organic growth at the root to stay cleaner longer.
Timeframe: 1 – 3 hours
Surface Clean the Field
The field is cleaned with a rotary surface cleaner, run on cold water. The spinning head covers the surface evenly instead of leaving the stripe or zebra lines a hand wand leaves behind.
Edges & Detail Work
Edges, steps, and joints the rotary head can’t reach get finished by hand with a wand, so nothing along the perimeter is missed.
Rinse & Clear Debris
Loose dirt and debris are cleared out of the work area entirely, not just rinsed across it. Left in place, that debris settles right back into the surface pores as it dries.
Post-Treat & Protect
A soft wash solution is applied to break down tannin stains, dark lines, and heavy, deep-set organic staining at the root, not just the surface.
See The Difference

A shaded back patio in this humidity turns green and slick within a couple of seasons. That film is a genuine slip hazard when wet.
The brick and concrete here show one visit: pre-treat, surface clean, rinse. No striping, no etching.
Pool decks get the same surface-cleaner process as any driveway or patio. Kool deck, travertine, and stamped concrete all hold up fine to that process, though if a surface is already failing or deteriorating, we will adjust pressure and technique as needed to protect it.
We manage runoff carefully around pools so wash water stays out of the water.

Quick Answers
Is pressure washing safe around a pool and its equipment?
Yes. We keep the wash path and rinse directed away from the water where possible and work around the skimmers and equipment. It’s the same surface-cleaner-plus-chemical process we use on any concrete or stone surface, engineered to clean evenly without blowing mortar out of joints or etching the coping. If a surface is already worn or failing, we will adjust pressure and technique as needed.
Can you clean cool deck, travertine, pavers, and stamped concrete?
Yes. All of them get the same surface-cleaner-plus-chemical process we use on any concrete or stone: pre-treat, clean the field with the surface cleaner, then rinse and post-treat. On pavers we’re careful to keep joint sand in place while we work, and if any surface is already worn or failing, we will adjust pressure and technique to protect it.
Why does my pool deck and patio turn black or green every year?
Shade plus Gulf Coast humidity grows algae and mildew, and tree debris feeds it. Spring oak pollen and fall tannin and acorn drop compound it, which is why most Woodlands decks need it annually.
Do you clean the surrounding walkways and hardscape at the same time?
Yes. The deck, coping, and surrounding walkways are washed together, and we can rinse enclosures and hardscape while we are set up. Most customers pair it with driveway and sidewalk cleaning or a house wash. Typical job runs 2 to 4 hours.
